A built villa isn’t a finished villa

We style completed villas in Bali — art, soft furnishings, decor, and where it’s in scope, furniture and lighting. A design direction to approve, the sourcing done properly, and someone on site to install it.

“Full interior setup” isn’t the same as guest-ready

Ask most Bali villa developers what turnkey means and you’ll get a version of the same answer: land to launch, nothing left for the buyer to do. Ours included, that promise is a functional one. Kitchens fitted, bathrooms fitted, joinery finished, air-con running. It is real, and it is worth paying for.

It is not the same promise as ready for a guest to book, arrive, and photograph. A villa can be structurally complete, fully wired, plumbed and fitted, and still have blank walls, no art, no cushions, and nothing that makes a room feel finished rather than freshly built. Guests notice. So do photographers, and so does anyone scrolling a listing deciding whether to book.

Styling is a different job from construction, and it needs a different skill set — sourcing, a design eye, and someone who has done it before and knows what reads well in a photo rather than only on a moodboard.
what's included

What Design &
Procurement covers

Design & Procurement is its own service line at Bali Spaces, separate from the build and delivered by our in-house designer. It picks up where construction stops.

What's included

  • A design direction developed for the villa
  • Art and wall pieces
  • Soft furnishings — cushions, throws, rugs, bedding presentation
  • Decor and styled shelving
  • Furniture and lighting, where it’s in scope
  • Sourcing, supplier management and freight
  • On-site install and final styling
  • A buying list and schedule you keep

What's not included

  • Construction-side fit-out — kitchens,bathrooms, built-in joinery, air-con
  • Structural or building works
  • Landscaping and outdoor works

Those sit on the build side. We do them too, as aseparate scope — ask and we’ll quote it.

engagement shapes

Two ways we’re engaged

The work splits into two shapes, depending on what you actually need. Both are full engagements in their own right.

Interior Package

You want a scheme. We develop a design direction for the villa, you approve it, and then we source and install against it. The design work is quoted separately from the goods, so you can see what you’re paying for design and what you’re paying for what goes in the villa.

Sourcing & Supply

You already know what you want. No design input needed — you specify, we source, buy, freight and deliver it, documented line by line. No design fee, because there’s no design work.

Deliverables

What you actually walk away with

Whichever shape the engagement takes, the deliverable is concrete rather than a vague promise of styling.

01.

A design direction to approve

Reviewed and signed off by you before anything is bought.

02.

A buying list and schedule

A record of what’s going into the villa, what it costs, and why it was chosen. Supplier orders are placed once the list is approved and funds have cleared.

03.

The install

Someone on site placing and finishing the space. Not a box of furniture dropped at the gate for the property manager to arrange.

our services

The best time to do this is before the first photos

A villa’s first year does most of its pricing-power work early, and what drives that isn’t occupancy building up — it’s reviews. A villa that looks unfinished in its first photos gets weaker early reviews than the same villa, properly styled, would. That’s a pattern worth weighing, not a guarantee about anyparticular villa.

So the point to bring styling in isn’t after three months of listings and a run of early reviews already in. We’ve seen villas open under-styled, pick up a run of “feels a bit bare” comments, and then need restyling a few months later anyway — at more disruption and cost than doing it once, before opening, would have taken. Retro fitting styling around an operating, booked-out calendar is a harder job.

It isn’t only a day-one question either. Furnishings wear, a look dates, or a villa was handed overfunctional and never properly styled in the first place and has been quietly underperforming on first impressions ever since. Same service, different trigger.

Two ways to reach us

Directly with Bali Spaces. You’re building with us and want the villa styled before it opens, or you have a finished villa — built by anyone — that needs it. You don’t have to have built with us.

Through Luxury Spaces. If your villa is under Luxury Spaces management, they can commission the styling on the villa’s behalf, either before it’s listed or partway through its listing life. Same team doing the work.

FAQs

  • Isn’t this already included in a turnkey build?

Not usually, and not in ours. Turnkey covers the construction-side setup — kitchen and bathroom
fixtures, built-in joinery, air-con. Styling is a separate job with a separate skill set, which is exactly why
we now run it as its own service.

  • Do you have to have built the villa?

No. We style villas we didn’t build.

  • What if I already know exactly what I want?

Then you want Sourcing & Supply. You specify it, we buy it, freight it and deliver it, documented line by
line. There’s no design fee because there’s no design work.

  • Can you do this on a villa that’s already taking bookings?

Yes, and we do. It’s a harder job to schedule around an operating calendar than to do once before
opening, so it’s worth talking to us early if you can.

  • What does it cost?

It depends on the villa and the scope, so we quote per villa. You’ll see a buying list with the numbers on
it before anything is ordered — no surprises after the fact.

  • Where do you work?

    Bali.
